Florida Beach Shopping Centre

The Coles Florida Beach Shopping Centre located in Dawesville is a new shopping centre with major tenancy being Coles along with Liquor Land and a number of speciality tenancies. The centre is located off the major arterial road, Dawesville Bypass (Old Coast Road). This stage of the development provides a focus on sustainability with solar panels, electric car charging stations, the planting of mature trees and using 10% reformed plastic in the concrete mix for the site.

Within our scope, we were tasked with the design and installation of:

  • A compliant Fire Sprinkler system in accordance with AS2118.1
  • External Fire Hydrant system in accordance with AS2419.1
  • Fire Hose Reels in accordance with AS2441
  • Fire Detection & Alarm system in accordance with AS1670.1
  • EWIS system in accordance with AS1670.4

Fire sprinkler Control Valve assemblies have been installed in the Pump Room which is located on Cocklebiddy Gate adjacent to the Loading Dock.

The sprinkler system is interfaced with the Fire Indicator Panel located in the main foyer of the centre. When any sprinkler head operates, a signal transmits a signal to the panel via a pressure switch which in turn activates the occupant warning system and transmits a signal to the fire monitoring authority.

The fire hydrants are located within the fire stairs and externally to cover to all areas. There is a Fire Hydrant Brigade Booster Cabinet which provides DFES access and connection to the main hydrant ring main and consists of external feed Hydrants.

The Fire Hydrant Booster cabinet is located near the main entrance from Bailey Boulevard.

Fire Hose Reels have been provided throughout Coles Supermarket.

The fire system pumps are 1 x electrically motor driven duty booster pump and 1 x standby diesel engine driven booster pump. The pumps are located near the Cocklebiddy Gate adjacent to the Loading Dock. These pumps supply the combined fire sprinkler, fire hydrant and fire hose reel system.

The water supply for the service is supplied via cylindrical 100Kl suction tank also located adjacent the fire pump room near the Cocklebiddy Gate entrance.

Portable fire extinguishers have been provided in all areas as required by the Fire Engineering Report, BCA and Department of Fire & Emergency Services and AS2444.

The Fire Detection and Occupant Warning system has been installed as required throughout the complex to meet the code requirements and to protect the shopping centre by alerting occupants of possible fire conditions by the initiation of Alert and Evacuation tones. The Fire Indicator Panel and EWIS Control Panels are located in the Coles main lobby on Dandaragan Street.

Throughout the project we were faced with various challenges:

  • Covid -19 had an impact on the supply of materials and installation of all services on site. Fortunately, the impact was not too severe and the Project was delivered to the Client on time.
  • Extended hours were required to be worked to meet project deadlines, due to the COVID impact.
  • As this project was deemed to be regional project this had an impact on how deliveries were made to site, which had to be loaded the day before so that deliveries could be made to site very early morning.
